This is very common in our market, it's to cover the administrative cost of managing the payment each month. This is only done with us when properties are vacant or if a utility is covered.  We do allow our clients to manage that themselves if they wish to.

A lot of good folks already have commented on here and are very knowledgeable.  We've started looking at higher cash flow markets right outside of Indianapolis.  Happy to share more information on that as we've started to cast a wider net!

@Amy Mitchell Hey Amy, you may call some local PM's in each city to get a feel for what they're seeing realtime.  I can say for my market here in Indy, there is a lot going on and there are quite a few areas you can target. It really just depends on what your ultimate goals are.  If you are looking for cash flow, Anderson, IN is the best greater Indy market you can target.  We've helped investors purchase around 30 properties up there over the past couple of years.  If you're are looking more for appreciate, they (PM) can help lead you to good areas to target. I'm happy to have that conversation with you should you ever want to.  Happy hunting!

@Jill Keller Hi Jill, I'm with a local PM company that manages over a !,000+ doors.  The Winter time is a slower "seasonal" time of year so DOM do inflate this time of year.  That being said, there are a number of factors that play into how long it takes for a property to rent i.e. home condition, rent, school district, marketing, etc...Generally, $1,000 rentals move well in this market as it's below the Indy's average rent.  We market on a plethora of different platforms which helps our properties rent quicker.  That being said, it's important to find the most qualified renter for a property as well which came take a greater amount of time.  Anyway, happy to discuss further with you if you'd like!

I agree with Mark here, if you find the right deal do it.  Even better, since it's occupied you have immediate cash flow and it's a slow market right now.

Hey Esteban, many property managers can manage rehabs and are good at it.  At the very least, I think it's important to get their perspective on what needs to be done to get the property up to speed.  Contractors aren't Property Managers and don't have the expertise typically to get the property into rental mode.  I would ask them how they run their rehab program and you can gauge your comfort level with that.  We have some clients that manage their own rehab and they typically take a lot longer than the ones we manage.
