I've not heard of them closing their doors but a lot of PM companies struggle with timely communication.  As we've sustained growth of our company, we've grown our staff to adjust to it.  Sorry to hear you've had issues, even you ever want to chat about switching please feel free to reach out.

Most of our investors are out of state and like the Midwest markets like Indy and Columbus.  Our clients are attracted to the affordability and growth of our city.  There is a lot of opportunity here, happy to chat if you'd like sometime.  Either way, best of luck!

I do agree with Nick here, doing a half mile radius comp in this area does no good.  This area is street by street and has changed over time.  You'll find most rents in this area on the lower end but if the property has been nicely rehabbed you should be able to get $1,200 or so a month.  I always make it a habit to drive by the property if I'm not 100% sure.

Nice write about from Becca F, I would echo all of that.  No matter where you invest, get your team in place first and then move on from there.  If you have the right team and you're aligned well with them, you'll be able to make better decisions real-time.  You also need people that are realistic in the numbers they send you. Costs of rehabs have gone up significantly with inflation so these things fluctuate over time.  Indianapolis is also very inconsistent neighborhood wise.

I haven't seen any posts from Indy people here yet so I though I'd throw my 2 cents out here.  From my angle, assembling a team first makes all the sense in the world. Some PM companies also offer brokerage services so they can not only lend expertise on areas to buy but how much rehab a property may need to get it in "rent ready" shape.  If you're looking at multiple markets, I would call a PM company (or several) from your top three to get a feel for what their market is yielding. At that point, you should lean to one market vs another.  There are a lot of similarities in the Midwest cities but they may have subtle differences that appeal to you or don't.  This should make you more confident in your search and what you eventually end up buying.  Your boots on the ground really make all the difference in your overall investment.  Hope this helps, happy hunting!

@Athena Cave We've been hitting Anderson, IN pretty hard this year. I think we've had 30 or so doors over past couple of years. Cash flow is really good and demand (vacancy) has been strong.  It's considered part of the greater Indianapolis area and is commutable.  I haven't found as many in Shelbyville but I do like the long term projections of the city!
