The rental market in Central Indiana is officially on fire.

After a slow November/December, January began with a bang and continued into February.

Explore different markets that support the numbers you're looking for. If you're focus is cash flow that's much easier to accomplish with small MFH than SFH (as Peter referenced above). A lot of Midwest markets offer more favorable numbers to achieve this. Find the right time to explore properties and get the underwriting in place and you'll be able to make a well educated decision.

Generally, Midwest markets are affordable so you may try some of the markets out here.  Let me know if you have any questions about Indy.  Good luck!

Andres coming through with some detail, good stuff!  

When you say MFR are you referring to duplexes or something larger? You'll find that a lot of duplexes were built around low to mid-last century so they'll but just outside of downtown. Like Andres suggested, you may target zones that the city is offering incentives for and/or zones that have seen some gentrification already. The Near East side is a good example of that but it's really inconsistent. Historically, the crime rate is pretty high over there but we've seen a lot of buy/flips on some/a lot of those streets. It's a small neighborhood but I would keep an eye on the Irish Hill area. Muncie and Anderson are also markets that cash flow pretty well however you don't find as many MFR's up there.

Most of the properties we sell are to people that are looking for a place to live. Since values have likely increased since you purchased the property it may not make sense to an investor.  I would just open it up to any buyer so you can get the best deal possible. The Southside has grown significantly so it's  attractive for a lot of reasons.
