Where is everyone investing these days for both STR and LTR?

Hello- I am based in Southern CA and there are limited options for getting a good deal here. Curuous where everyone is investing? cities/neighborhoods? and STR and LTR and why? I have one investment property that was originally purchased to live in but turned into a rental so I am not the best at evaluating properties yet. Would love the input. Thank you!

If you are looking at out of state investing, Ohio could be a great option. Many out of state investors look at Cleveland because it is consistently labeled as a top market for cash flow with opportunities to get in at a low price point. Another great option is Columbus, which holds OSU that enrolls more than 60,000 students. Large expansions by Honda, Intel, Amazon, Nationwide Children's hospital and Ohio Wexner Medical Center are showing great appreciation in Columbus real estate. Let me know how I can help.
