I have been working on a property for a few months and they agreed to sell it to me, was soooooo excited.  Then attorney calls me and says "they cant sell it to you, because there are two other siblings that passed away, so their shares go to their children" in short I have to find those other 8 people.  The person I was talking to says they have not talked to that side of the family for over 30 years, plus other family issues she disclosed to me.  One estate attorney told me I need to make a family tree, any advice? Would hate to lose this deal.

Weird question - I am buying a property from heirs... after talking to them for some time, one of the heirs tells me he has had children outside of his marriage... and owns a ton of child support, so how will it affect him? anybody have any ideas? 

Property is in NY, and there are 3 heirs, and for argument sake say price is $210k, so each one should be getting $70k, will what he owes in child support all these years come out of the sale? I don't think so but wanted to hear if anybody here has any info.

 You have to understand what people want. If it is true that she only owns 1%, then she has nothing to financially gain by selling. Her holding on to the 1% is likely out of spite to stick it to her ex-husband. The way to connect with her is by telling her that you think her ex husband is a dirtball. Tell her nothing would make you happier than screwing him. You just want a good deal on the property and want her to get her fair share. This puts you on her side. Right now she thinks you are on her side.

 lol like this approach - your right this is how I need to play it.

Let's say the roof does cost $50k. The insurance carrier will give the owner the ACV payout (say $40k in your example with the balance of $10k paid out once they show proof that they incurred the full $50k to fix the roof

got it, but lets say for argument sake they are giving him $50,000 to fix the roof, he only gets that if he actually fixes the roof? like can he get the $50,000 and not fix the roof, and still sell the house?

A property next to a property I own is boarded up... I finally got through to the owner and is ex husband. he tells me "ex wife will never sign off because she is mean, she will not talk to you, I own 99% and she owns 1%" anyway he gave me the number to the ex wife when I called she just hung up on me, before I could talk to her.

First - dont they both own 50%?

second - any ideas to talk to her?

I found a house that is boarded up and got intouch with the home owner.  He tells me he doesn't want to sell because he is waiting for insurance money.  Can he get insurance money and not fix and still sell me the house?  not sure how this works.

Research the probate file again. Determine which one of the family members is the PR (Personal Representative). Have Letters of Administration been approved by the court and issued to the PR?

The PR is the representative of the estate and the go to person you'll have to negotiate with..
