I have two homes (one a townhome and one a single family home), located in Oceanside and San Diego and I have successfully managed my own property by simply advertising and doing background check and credit report and scheduling open house all on Zillow.com.

It's actually a very simple process. Not difficult at all. I used to use different property management companies before but not anymore. I do everything myself now. When something needs fix, like plumbing issues or whatever, I generally use Craigslist or Yelp to find the correct person to do the fix all remotely without ever being present at all.

Hello fellow Biggerpockets. Does anyone have experience and success in purchasing properties as an investment to be used for AirBnb in Panama City, Panama? Just wondering if the risk and benefit is worth it or not. Would like to get some discussion going on this.

I'm sure some landlords have filed a lawsuit. I know the Southern California Rental Housing Association organization also has started filing a lawsuit against the state of California. 

Although the chances of anyone of them being able to win in court is slim to nil. 

I have an ex-tenant that owes me 28K and I've filed the paperwork for small claims court already and waiting for the courts to assign a date. Yes, slim chance of getting anything back but the object is to trash the tenant's credit score for the next 10 years.

I even called the Governor's office and the Landlords Covid Rental relief organizations and voiced my displeasure with the covid assistance rules that require the cooperation of the tenant. My ex-tenant wasn't cooperating much either so both the covid assistance I filled out got rejected so I have to pursue small claims court.

Terrible laws in California that favors the tenants and throw the landlords under the bus. They are forcing us to provide free service when no other industry in the US does this. The landlords are the only ones.

Automatic NO. Sub 600 score is terrible and debt collector going after them is a positive NO. You should hold out on getting a better class of tenant and do not compromise anything. Better to be safe than sorry since getting the wrong tenant will end up costing you a lot of money in eviction cost.

What about floods and hurricanes? The one issue I have with Houston is that it's  geographically located in a region that in the future, will most likely see more powerful and frequent hurricanes and flooding due to climate change / global warming. Since Houston is such a big city, which specific areas are single family homes around $250,000 that you can rent out for $1,500 + and not be prone to flooding?

Additionally, how does the law work when a man and woman are on the lease, and due to a restraining order, the man has to move out. Is it legal for the man to be removed from the lease agreement? Or even if forced out by a restraining order, does the man still hold financial responsibility as though he's still on the lease agreement? 

This is what the woman's lawyer stated:

"To begin, "man" cannot unilaterally modify and/or amend a lease agreement entered into by and between the landlord of the premises, and/or his/her/its agent, and "woman" and "man" as tenants.

Anybody know?

I have a property.

1) lease was originally for a couple (man and woman)

2) in May 2020, man took himself out of the lease (because woman was in an abusive relationship so she states and failed a restraining order against the man so man moved out)

3) Woman took advantage of eviction moratorium and refused to pay me anything for 10 months onwards

4) Woman no longer lives on my property at end of Jan 2021 because I finally managed to evict her end of Jan 2021

5) Now, I've been communicating with her and trying to get her to complete Covid Rental Assistance programs so I can recover the 10 months back rent without having to go through small claims court

6) So far, I've been rejected in two programs (one of the program states that woman didn't provide enough proof / evidence)

7) So right now, I'm looking into pursuing woman in small claims court in November

8) She argues she has no money or anything and is living in a safe house and to protect her from her abuser, and that she's also homeless

9) She states "
I have no assets, no savings, and no income. I won’t be returning to work for the foreseeable future because I’m now disabled. I have nothing….. therefore I have nothing to give you."

10) She states "
It is against the law to punish the victim of domestic violence for removing the abuser from the home. He was the main financial provider and is equally responsible."


SO WHAT THE HECK? Does anyone know for a fact that "IT IS AGAINST THE LAW TO PUNISH THE VICTIM OF DOMESTIC VIOLENCE FOR REMOVING THE ABUSER FROM THE HOME. HE WAS THE MAIN FINANCIAL PROVIDER AND IS EQUALLY RESPONSIBLE."

I think she's trying to distract and get me to go after the abusive ex. I have no proof or evidence that she has no money, no assets, no nothing since the eviction moratorium doesn't require a tenant to prove anything. WHAT A FREAKING NIGHTMARE / MESS THESE TWO TENANTS TURN OUT TO BE FOR ME. 

BUT THANKFULLY, I HAVE OTHER GREAT TENANTS ON BOTH OF MY PROPERTIES RIGHT NOW.



Well, what a load of crap. So despite these laws coming into effect to help landlords and I followed instructions, I'm still screwed. All those 57 BILLION in landlord aid, I'm not gonna get any. I didn't do anything wrong to try and get $27,000 owed to me by the stupid eviction moratorium and now will have to choice but to pursue small claims court.

1) I applied to San Diego Covid Rental Assistance on behalf on my tenant (appeal by tenant got rejected; not sure what the tenant did or did not do since I can't control her actions and this program only she can appeal and try to get aid, I can only start the process and try and get her to cooperate)

2) I also applied to San Diego Small Landlord Rental Assistance on my own (got rejected because I no longer reside in San Diego)

Both got rejected. I spent several months on reading up the stuff and filling out all the forms and constantly pestering my tenant to follow through with her application.  

Here's what they returned:

The San Diego Housing Commission (SDHC) has completed its review of the items you raised in your appeal of the initial determination that your application was ineligible for the City of San Diego COVID-19 Housing Stability Assistance Program. 

Upon further review, SDHC has determined that your application remains ineligible for the following reason(s):

  • Failure to return required forms and documents to determine eligibility  
  • Inaccurate information/Documentation insufficient to determine eligibility 

        This is the Final Determination that your application for the City of San Diego COVID-19 Housing Stability Assistance Program is not eligible for assistance. There will be no further review of this application.
