I tried rentrecovevery service with a $19.99 plan on another tenant that owed me money and still does and got nothing with it. I filed it a year ago. So it's not very reliable. But I have a property manager right now that uses their own collection agency (which I have to pay and which they will get 40% of anything they can get back) so hopefully, it's better than nothing.

Steve, he didn't caused anything. His lawsuit and others have no weight. The eviction moratorium has been extended to end of September in California. The chance of winning is slim to nil. The chance of a collection agency getting back pay from renters is also slim to nil.

I just posted on Newsom's facebook account as well complaining of this issue. If it continues well onto next year, landlords in California should start considering selling their holdings and moving their money / investment into more friendly landlord states and avoid California going forward. 

Any ideas on how to protest peacefully while at home against the governor? Like flood his email with denouncement of the eviction moratorium? 

I called all 4 senators, got the people who worked there answered my call, and stated that I would like the senators to vote NO on AB 1436. Hopefully, the majority of them will vote NO.

Ricardo, this is horrible. Both city of San Diego and state of California has extended eviction moratorium to end of September. So they went from June 30 to July 28 to September 30. Damn, they are screwing landlords while giving tenants (who don't deserve it) a free ride. The government is screwing is pretty good. 

Landlords should help out people in need and the housing crisis? I don't think that's wise at all. Everyone are in control of their own destiny in America, the land of opportunity. People are adults and should behave like one. If they have trouble with making rental payments, they need to start improving their skills and look for a higher paying job or double down and get two jobs. Or they need to move to a cheaper city / state where they comfortably afford. Or else, get another roommate, etc. There are alternatives rather than become a squatter and not pay and screw the landlords who work hard for their money / keep. Nothing in life is free. You have to work for whatever you want in life and if you can't afford it, then you don't get it. It's as simple as that.

Hi Ricardo, how can you let go of your lower income rentals when you cannot evict them and hence, you cannot put the property on sale?

I opened up a case with Pacific Legal through their website but they haven't got back with me yet. But on their website, there's people who already filed open lawsuits if you review their Cases page. But I'm not going to do anything until August. I'm just trying to ascertain information at the moment. And not sure if suing the state of CA is a good option since it may fail miserably.
