Please redo the math. Way off even without closing and holding costs. I think you had a typo.

Too skinny, when the market goes down small condos go down the fastest. Also your cash on cash return will be negative. You have to plan for ac and carpet and vacancies. I would use 40k as down payment on a single family home or duplex.

The better question is this the right list to mail to?
65% of your success is the list, not the letter.
I totally disagree with Jonathan about saying you will not lowball.
You will, and then you look stupid.
Unless you are a realtor and can offer listing solutions, I would say you will NOT pay full retail so you don't get all the calls of worthless leads that want full retail.
The only reason to do this is if you are a rookie and want practice talking to people.
Easier and cheaper practice is to go to craigslist or facebook marketplace and call landlords that are renting and ask them to buy.
Your letter is fine, if you find a motivated seller, they will call. It is not the best but who cares, take action.

Yes, there will be problems. All the people who think otherwise are the same people who thought it would not go down in 2008. Just a question of how much, when and for how long.
All you can do is be prepared and most importantly be conservative, better to lose out on deals than lose money on deals when it does happen.

It is impossible to analyze unless you know rents, vacancies, expenses which you can not know unless you have info from seller. So mail to properties that you would like to own, then analyze once the owner has given you info. Make your list small and mail to the same list more often.
You do not need an agent, if you can analyze yourself.

No, for sure. Wait at least 6 weeks to see where the market is.
We need to see where prices will be and more importantly for buy and hold where rents will be.

That being said, If you can find a seller finance deal at 50% of value then you should at least consider.

Just not as important as it used to be. But it is a tiny, tiny difference most people believe.

More importantly, I would buy a domain that already had links to it from quality real estate related websites.

I would also try and keep the domain short in length and make it pass the radio test. If you have to spell it out if you were on the radio so people can get it right, then don't buy it.

Example of a bad domain name Dallasbuyz, people are going to go to dallasbuys if you are doing any marketing.
