If a seller goes to ibuyhomes.com and fills out the seller form, that lead then gets emailed to the investor who has purchased that area.

You can also advertise the site, it is the easiest web site to advertise in newspapers and on signs since it is the shortest name possible to tell people what we do.

Besides ibuyhomes.com, I also build you a site that concentrates just on the area where you buy.

All leads from both sources go to only one person per county.

I design political signs for a living as a political consultant. The number one goal when designing a sign is that it can be read at 35 miles per hour. If they cannot read, they cannot call.

For this reason I choose I Buy Homes, fewest letters so you can make them bigger.

The key to web site traffic is inbound links on real estate sites that have a high ranking. Make your site specific to your area by making your copy talk about your cities where you buy. Also put the city names in the Title tags and Alt tags

The two easiest to work from in my opinion are Godaddy.com's WebSite Tonight for $48 per year and Yahoo's site builder as well.

Putting the site up is not the trick it is getting traffic and it takes a lot of work and reading about how to get traffic.

No question it is the best source in getting motivated seller leads.
People that are in trouble can tell their stories to a capture function and out of town dont wanters can unload.

Just type in Sell _____ (whatever city you live in) home fast into Google, then contact all the ads to the right and see if they have someone in your area.

Some sell by the lead, some sell by the month. All that I know of you are the exclusive buyer in the area.

Test them all, most will let you see some of the deals from the previous months if they do not have someone in that area.

In Orlando, it is definitely cheaper to rent than own even if you were to buy at a 60% of value.

The reason to buy is to build equity, pure and simple.

Here are a few ideas depending on where you live.

1. Check the tax collectors office to see where the tax bill is sent.
2. Check the public records to see if the house is in probate or foreclosure and if so, go and look at the files. They will have other people to call or write.
3. Call the electric company or water company and see when and where the last bill was sent.
4. Check and try to find an old mortgage in public records. Here in Florida they actually have the persons social security number.

5. Last resort, put a FOR SALE sign in the yard. If someone checks the house regularly they will call you. You just say your sign person put it in the wrong location and you are sorry. Then you politely ask, "is the house for sale, do you know?
