Here is a strategy you should consider when building a new website.

Look for sites that are no longer registered and put your site on it.

I was looking into "We buy Houses in Port St Lucie" in google and clicking through the results. I noticed that a youtube site was ranked number 3. In the youtube video and in the description the referenced a website. I went to the website and it was not registered. I bought the domain, [REMOVED] and built a new site on weebly for free.

I will get their traffic for free and it will be easier for me to get the site ranked because it has some links and had a we buy houses site up until last year.

Another place to find great domains is godaddy auctions. You want to find domains that are at least 3 years old and have the word homes or houses in the domain. Then check archive.org to see what the old site looked like. If you like and it is a relevant site, buy it and put it to use.

You should not go anywhere near the auction steps for foreclosures unless you are an experienced investor and you are not from the tone of your questions.

The bank may or may not bid up to their final judgement at the sale. No way to know.

Yes, you should do your own title search at a minimum and probably do a search on any that you intend to bid on.

The clerk of courts pays the bank any money received from your bid. You only need to worry about it if you are bidding on a second mortgage or HOA lien. I would suggest learning more before bidding. You will get slaughtered.

For instance, did you know that you do not own the house for 10 days even though you have put up all the money? 11th day certificate of title is issued from clerk giving you ownership.

Tim Hall, your assertion is just not accurate at all in the State of Florida. Whether you buy in the MLS or directly through a seller has no bearing on anything.

We had the legal counsel for the state of Florida FREC at our CFRI advanced investors luncheon and he said that if you have a contract you can sell it no problem.

It becomes illegal to wholesale when you do not have a contract and are attempting to advertise and sell someone else's contract. That is practicing real estate without a license in Florida. ( a felony by the way )
