Post: AEGIS transactional funding - Good bad ugly

Hi Michael, Am I to understand that Aegis is funding the entire transaction, different from HML? Are we to have a buyer(C) prior to completing our Rehab?
Tonite we learned a lot from a Webinar covering POF & transactional funding, but glad to have your information from BP. Do you process transactions in TX, IN or PA besides CA?
We hope to understand your process so we can do business with your company.
We have completed 3 rehabs with our Cash & would like to invest in more properties with OPM.
Our S Corp is in CA, but would like to invest in TX, IN & PA. Do you know if we are able to use our S Corp in CA in those states mentioned above?
What are your thoughts regarding Portfolio Lending? I cant seem to find much feedback except for information.

We worked with investors in PA who was referred to us, partner in a deal, never met, but it worked out perfect. Previously we ran a traditional RE business, but were very disappointed with the Banks operating on their own terms & moving so slow, that we decided we were changing our business model to become investors.
We understand the entire process so it makes it a lot easier for us.
Our partner is finding some deals & researching it with their Realtor. If we do find some investments, they would be managing them as we have in CALI.
We also have a Buy & Hold in Houston, so we called our Realtor there & he will be sending us good deals. He knows exactly what our business model is, so that is half the battle!
It is very difficult out in the IE as many foreigners, such as China, buying a lot of investment properties. ;(!!! This is directly from an REO agent in this area!
Dont give up & do your research & always remember SAFETY first!!

We have also learned alot, but need to act upon all the good advices! We've rehabbed 3 & still looking for more properties in the IE area. However it has come to our attention that we may need to go out of Cali to find some good investments.

We have an S Corp set for our traditional RE business & another S Corp for our Investing Flip Biz, we wanted to have partners in our Flip Biz & wondered if an LLC is beneficial for these transactions. Are we able to use the benefits of the S Corp & creating an LLC outside of our S Corp?

Thank you for your feedback. Most of our deals have been CASH (our own! How did you show POF when a PI is utilized? Is the PI on deed as the lender?

We dont put together a presentation because many of our deals are so quick, we get the deals from our resources & decision is asap & closing is within 7-10 days!
We do traditional RE biz in SOCAL & have represented investors & 1 in particular is a RE attorney, so my husband has learned to be very precise with his paperwork & when putting together comps, he is an expert in that field. There is no funding in this scenario, we are seeking monies to fund this project & she/he has brought in a Private Investor. Basically thats all she/he does, bring the PI to the table!
