In February we completed 2 Rehabs bought in January, El Monte & San Pedro in CA. Both properties are in Escrow, though we did have a problem with 1 potential buyer saying their lender will not loan on a purchase less than 30 days. We accepted an offer with less problem. We refer them to a lender who can close in 30 days, but chose not to change lender. Our goal is to go in and out as quick as possible. We also bought another sweet distressed home in LA, really distressed but when completed it'll be so beautiful! Rehab starts tomorrow!!

Hi Andy,
RE is different from LV but I have never heard of a buyer paying an agent unless I read your post incorrectly.
Remember that if your offer is too high, bank is going to give you a loan for the appraise value.
Yes, I agree with Thomas C., gotta get rid of your agent whos charging you & telling you to offer more than what it's worth!

Hi Marc,
Thank you for your thoughts. We are the sellers(listing) in CA. FHA announced in Jan 2012 that there will be no waiting period till 2013 & net profit cannot exceed 20%. Its the buyer's bank but we do have lenders who can close FHA in CA in 15 days & conventional in 30 days!
Just wanted clarification for CA!

Hi, Is there a 30 day rule for Banks not to allow investors in Calif to have their completed Rehabbed property in Escrow before 30 days? We had 2 offers canceled due to their banks not allowing the sellers to be in escrow if they havent owned the property for 30 days. We did find other Mortgage companies that had no problem, but they chose to cancel.
I read that as long as the net profit does not exceed 20%, then there should be no problem. This was announced in early January 2012!

Good morning Josh, I made sure to set alarm for 7 AM PST to sign up for your special bootcamps seminar, but cant find the forms to register. I was pretty sure it was 10 AM EST. I want to reserve 2 seats for my husband & I. We have signed up for the Summit.
We are so excited about the entire program & especially the Wholesaling camp & curious about the Flip & Fix.

Congrats Matty, yes it's not worth taking the salesperson test, especially if you are planning to run your own brokerage. When I decided to use RE as a back up, I said I'm not working for some company again, so the broker test was my only option. We love it & have no regrets! See you in Denver!!
