We will be in AZ Sept 17-21 & looking for a RE who understands the process of Flipping in AZ, we have completed over 14 flips & looking to complete some in AZ too!!

Looking for any advice or suggestions in auctioning own listing in CA MLS, if live auction, are we required to have licensed auctioneer? If silent auction, are there any particulars we need to follow?

Has anyone used auction.com, pros & cons & any experience to share about this site!

I called C.A.R Legals & they sent over MLS servicing info, looks very simple but didn't answer any legalities!!

Have flipped over 14 properties & ready to begin our BUY & HOLD Venture.

In process of closing our B&H in Indianapolis for cash, so we are looking for a Bank (small) to develop a relationship to Refi & purchase more B&H, to build our portfolio (10) in Indianapolis, IN!! We are looking for a Bank who can Refi in our Corp!!!

Does one lose or void Title policy if purchased in personal name, then quit claim to corporate?

How does it work if you purchase a property in your personal name, then Quit Claim it to your Entity!

How does the Entity get all the write offs or what part of the process is deductible?

We have completed approximately 13 Flips & ready to venture into Buy & Holds but would like to understand the process & find resources to assist our Entity in starting the B&H in Indianapolis!

We have spoken to one lender who suggest we buy in our personal name instead of our specialized 401K (IFinance). All of our Flips have been purchased through an Entity & would like to keep our biz separate from our personal.

Since we have been in Flipping Biz for 3 years, thought we could create a line of credit to purchase these B&Hs but Banks have made it very difficult to have a line of credit. My research is just beginning to find resources that can assist us to start the B&H process.

We thought we'd buy the first one with Cash then Refi to purchase the 2nd, 3rd & so forth!!!

Can Anyone recommend a good EBook on the process of Buy & Holds?

We figure this is the road to wealth!!

Thank you very much for all your hard work with Biggerpockets!! Thank you for being such a great leader!! As you know, Real Estate is in an artificial recovery with Hedge Funds purchasing so much of the Trustee Sales without a second thought of price, which is driving the market & competition amongst investors!!
I applaud you and THANK YOU for holding off the Summitt till 2014!! I'm trying to find the right words to describe the present investor's' climate-COMPETITIVE!!! We are in Southern CA & believe us, we put in offers every day but they are rejected, but we continue!! Many new investors are so desperate to get a deal, they forgot the most important component of investing, SAFETY & bid the property so high, more than the true value! We were very fortunate that our first 2 deals in 2013 have been financially lucrative, so we pass on deals that don't make sense!!
However we have seen & heard advertising to potential Investors to attend a free seminar & later sell mentorship for a large amount of money!! The trend seems to be Big Name Investors becoming Mentors & putting on Seminars!!
We feel that now is not the time for newbies to put all their monies into mentorship but look at the market & learn from biggerpockets!!! Ask lots of questions & know that winning a bid when placing an offer is very competitive!!
Waiting till 2014 can give a different perspective, observing 2013 is a very good business decision for now!!

I love Vegas, but am really looking forward to 1 more visit to Denver. Today (sun)we took the free ride from Sheraton & saw alot, but had plan on coming back next year to do more & stay a few additional days after Summit in 2013.
Its Hard to concentrate while in Vegas, but we are signed up for 2013 where the Summit takes us! Maybe Hawaii?

Kama,
Could you please respond either way if you will be using the transportation I arranged for us, Thank you. Alpha Express will be picking us up outside door 507 & Island 5. The price quoted was based on the 4 of us. If you cant make it, please let me know cause I dont want to end up paying more than I need to. Otherwise I can check some other transportation, but it's getting late.
I would really appreciate it if you respond either way yes or no.

Hi Karen,
I'm very familiar with parts of OC living in Cerritos but moved to Ventura County the last 9 years. Found my daughter's house in HB so we are always down in OC.
We look forward talking to you about some potential investing in OC. So far we havent found any good spread to invest in OC, but we are certainly open to listen & see what you may have.
We will be gone Thur-Mon for Biggerpockets Summit, so let's stay in touch & talk next week.
