Hi Nick,
You are absolutely correct if you are buy from HUD. You can lose your EMD.
We found the properties are overly inflated & it doesnt fall into Investor Category because we've done our due diligence & cant seem to find any positive buying from HUD.
Appraisers can kill any deals, this is where the problem is, even in Short Sales offers besides the HUD appraisers. I have personally experienced this with BofA Short Sale Negotiator. Sorry to run off subject.
I just looked at the LA list of HUD homes & there's none an investor will touch!
Hope this helps, but I am concurring with your thoughts!!
Wish HUD was a better resource for investors, but not in the last 2 years!

I'm a HUD Broker & investor in CA & we havent seen any great HUD deals that make $$$ sense. Anybody in CA have a different opinion?

If you have starwood points, we booked Sheraton with cash & points for $45 & only 2500 points, otherwise all points is only 7000 points. It's not a very long walk to the Convention Ctr.

Thank you Corey for the starting this Thread. We have been using our own cash for each deal, but this limited our purchase to 1 SFR at a time. I interviewed a company (HML) & so far it's been working out. We bought 2 properties simultaneously & used our own cash for the rehabs. We put between 20-30% down.
This week I started calling smaller banks to ask for their process of getting a line of credit so we can use those funds instead of HML. We know that they wont be giving us a loan so easily but wanted to know their criteria so we can plan for the future. Today we are using HML for our purchases. We are still netting a decent profit for the small amount of money we are using to invest.
Hope to learn more about private lending (not HML) at the Summit.
