So with the fore closure by the first the. The lender first cannot keep the home and rent he needs to sell immediately to pay off the second if there is more equity than the first loan?

Hello,

Say there is a first note and second note on a home if they buyer gets foreclosure by the first position what happens to second position loan does he get paid by the loaner in the first position if there is equity or can second position become borrower and keep paying the first position or ny law the home needs to be sold for first and second position to get paid?

Hello,

If I give my tenant a 60 day notice to leave but the tenant decides to leave in 30 days do I need something in written from the tenant that he his leaving in 30 days. Will a text or email will be valid or if not what document can prove they are leaving 30 days before the 60 days notice expire?

Hello,

When do most tenants give a 30 day notice on a month to month contract when they decide to leave is it mostly on the 1st of the month when the pay the rent?

Hello,

After the 3 days notice to not pay the rent on time do I have still give 30 day notice to evict them or after 3 day notice I just go the court to file claim no need for another notice?

What if you have to enter the shed for a tool you need for an emergency repair after business hours how would you put that in the contract?

Hello,

Can I have a certain area in one of sfh rental property like a shed where I can store my tools to work on my rental properties such as this one and another one. Do I have to put a clause in the rental contract that I would need to enter the backyard to shed at anytime I need to do repair or work on the rental properties landscape?

In my rental agreement contract where Im the landlord do I to need specify in a clause the times and days in a week my gardener will be maintaining the backyard and front yard for cutting grass, working on trees and watering grass and plants to the tenants?
