If I have a 2 year lease contract with an owner of a house and then I sublease it to a tenant for 2 years. When the lease ends with with the tenant does the owner have to keep the tenant or do I have give a 60 notice to tenant before the lease ends to leave the premise and will California law AB1482 prohibit me from removing the tenant even my lease ended?

If I do some seller finance deals if I want buy a house for myself in a year will the promisonary notes I have in seller finance affect my credit and debt to equity ratio when applying for a bank loan for my own house or banks and credit bureau wouldn't take to account and can't see those promisonary notes for seller finance?
