Shed on my rental property

Hello,

Can I have a certain area in one of sfh rental property like a shed where I can store my tools to work on my rental properties such as this one and another one. Do I have to put a clause in the rental contract that I would need to enter the backyard to shed at anytime I need to do repair or work on the rental properties landscape?

Your lease agreement should specifically exclude the shed as part of rental. Most lease agreements will contain an area of exclusions, additions, exceptions, or whatever else it may be called.

Even if the shed is detached and separate from the rental, I also suggest adding in your lease that you reserve access to the property and shed during normal business hours for routine maintenance.

And I would add that at the end of the day, communication and respect should go a long way.
