Hey guys,

Just wanted to post a quick message on here. I've had a ton of people message me on BP interested in me skip tracing their direct mail lists so they can cold call them. TLO apparently has been cracking down on investors getting access to their tools so a lot of you all can't get accurate phone numbers.

If you need any phone numbers at all, please don't hesitate to contact me. I only charge per hit and it's 80 cents per hit. My results will also include which numbers are landlines or cell phones in case you want to text them.

Most importantly, people want to know where I source my numbers. I use my own internal database and am able to get numbers from the big 3 creditors directly. I'm not using TLO, Lexis Nexis, Spokeo, or any other tools that investors have access to. I can shoot you referrals as well. My phone numbers have landed investors major wholesale deals.

@Cody Evans meaning blanket the same areas with marketing consistently. 

5 mailers to each property owner on your list sending them a mail piece once a month 

Dont just drive hop out and knock on doors!! Ask neighbors questions etc.

@Cody Evans My advice is to stay in constant contact with a group of sellers in a specific market , there are enough deals out there for us all. The ones that stay consistent and get in touch with sellers that others cant seem to locate, is where the true gems are found in regards to wholesaling. Also working with a few buyers you can trust who buy a few properties a month is always suggested!! In my wholesale business  with only work with buyers that can buy multiple properties from us in a given year! 

I will agree with a few people on this thread to have a consistent flow of deals from direct mail i suggest five mailers to your list minimum otherwise you likely wont see the type of return on investment you're aiming for. I would say one of the biggest things that has helped me with my wholesaling business the last 2.5 years is consistency and omnipresence. Hope this helps!
