Post: Tenant question from inexperienced landlord.

I rented a small house to my daughter and niece at a reduced rate of 800 in Ma. A month later niece’s boyfriend moves in. Within a few months house is full of drama and they aren’t getting along. I move daughter out into another house. Fast forward a year, I had to pay almost $1k to keep electric on during the winter as they fell behind. Niece split up and moved out leaving boyfriend alone in the house. He just asked for a therapy dog and I said sorry, still no pets. I went to talk to him yesterday and state that he will need to pay market rate for rent as I can’t subsidize his rent as my kid has long moved out. Before I could mention the rent increase he states he has cancer and will be starting treatment. He is a great guy and my heart goes out to him. The hard part is at $800 I am losing money. Now I’m questioning if I’m even able to say no to a therapy dog. It’s a fully rehabbed house with nice wood floors. Selfishly I’d hate to lose money while he’s there and then have to deal with thousands of dollars of potential dog damage in the end.
Any thoughts this, and regarding a therapy dog, am I even allowed to say no?



Post: Printing all 2021 Home Depot receipts at once.

I have a home depot pro account in which I can view my home depot receipts online.  I want to print multiple receipts on 1 page, or at least print multiple receipts at one time.  The only way i can figure out is to print them out one by one and each one takes multiple mouse clicks and for hundreds of receipts will be very tedious.  Anyone found a  way to just print all receipts from 2021 at once?

My reason for wanting to print all at once.  

I plan to print them manually, then sort them into folders of each house.   I could do it with PDF's but for me, its easier to have piles of papers still.

Whats the proper etiquette for this situation.  Western Mass, so not a busy market at all.  Selling a house, an offer came in that expires today at 5pm.  Just got an a email, another agents wants to show tomorrow.  

I want to sound as professional and courteous as I can, how do I reply to the agent looking to show tomorrow.  The offer is under asking but If I counter today, and they accept, I don't want to upset a potential buyer.  Could be a hard house to sell due to location.

Before I reply back, i figured i'd ask here to get some more ideas.

Where did the 80 come from, did you negotiate to that, or is it just an asking price? 

Gotta love how a bank will lend to a fast food cashier before you, the guy who owns a 600k property outright and offers 1/2 of it as collateral.   I'd find a small local bank and meet with their commercial department.  

A friend of mine's family member just went into a nursing home and they need to sell the house and all contents.  Can you recommend a good realtor in the area?  Its on pinehurst Drive, Clearwater, if I recall.

Also, is there a local auction company that will remove everything and auction it off?  Or is it better to pack the contents into a pod and ship to a different state or area for possibly a better auction turn out?

I'd hire an attorney, or at least speak to one.    I don't know all the laws, but I did not know that the seller could sell a home in the middle of an eviction and the new owner can take over where seller left off.  I always assumed you would need to start from scratch.

I would just go to the town directly and ask too see the permits pulled for that house.  If they did not pull proper permits, you are at the towns mercy. Both agents must be new to their jobs as a missing permit can stop the sale of the house.  Since this is not a cash sale, you must go by what the lender requires.  If they require a permit for the undocumented structure, then the sale cannot happen with that lender and you need to find a new one that does, pay cash, or walk.

  If it was me,  and they could not produce a permit, I would deduct the full cost of the garage from the sale of the house if I was to move forward.  (if its a good deal though, find a way to complete the sale any way possible of course if the bak at the last remark)

I guess the main question is, if this inspector passed this for his family members rental house when it should have failed, do I have any recourse?  The neighbor told me the septic was put in in the 50's.

Mike, we just closed on it and haven't had it looked at yet.
