Like a puppy who piddles on the carpet, I have grown to accept most of these homeowners that I'm dealing with just don't know any better.

I used to be shocked when I found out homeowners don't know what their rates are on the morgtage, but then I've learned MOST don't have a clue how much is left on their mortgage, let alone what rate they are paying.

I feel, as the Pro, we do our due diligence on each property before we respond to their ads or make an offer.

Each state is different, in MA, we can look up most mortgages in less than 10 seconds per property.

Personally I would apologize to the seller for wasting their time. It's not the sellers fault.

I'm selling my house and its about 180 years old or so. Panel is all breakers with romex wires (not new, but 20 years old maybe). USDA says I have to have all AFCI breakers to give the buyer the mortgage.

I'd rather not. One, the cost, second, it seems afci's and older homes tend to trip alot.

Any thoughts?

I'm from MA, so it may be different, but I was under the impression if you did that, you needed a workmens comp policy on each person doing the work like that. I could be wrong though, I never looked into it too deep.

The biggest most obvious surveillance camera plus a nice sign pointing to it. Camera doesn't even have to be real.

Aaron, funny you say that. Around here if a contractors works too hard, he will lose his MassHealth (free/reduced health insurance). Not sure this is how the American dream is supposed to play out.

House seems fine to me.

Are you sure that was GC who did the video, and not a wholesaler?

The bathroom was likely rocked over because its quicker to hang new rock on old in a room than to gut it.

Have you had the septic tested? That scares me as much as a well. Over the summer a house down the road had a failed septic and it cost $34k for the new one. Around here an average septic is 10k-25k.

3/1 starter home. Bath has layout for typical 5ft tub/shower. It would not be a fancy shower unit, just plumb a second valve and head in, possibly bigger hot water tank.

Ultimate goal is to add value....... other reason....i just want to do it because I've never done one.

Can this be a negative thing?

Any thoughts?
