Unless you are friends with a home inspector, it sounds like an expensive way to submit an offer.   10 offers would cost what, 3 to 4 grand worth of inspections?

Are you out of state where you do not look at these?

I think its just new wholesalers who didn't read enough books yet.

Here is a good example of that in my market.

I looked at their deeds site, but I couldn't find a mortgage. That's quite a score if its his for only 3800, can anyone else find a mortgage?

I also couldn't find his deed, but zillow seems to be able to, maybe I'm using the deeds site wrong.

So what happens if you don't have any repairs to justify the price increase? My latest buy, I paid 50k at tax auction and its worth about 95k with a fresh coat of paint.

David, yeah, deals are far and few around here. The property is now a simple brick bank building owned by bank of america, they shut down a few branches in the area and are auctioning them off. I'll skip the auction so I don't get any bright last minute idea's.

Same owners since 1984, and there was no mortgage then. Does an LLC offer any type of protection against EPA issues?

I'm looking at a small commercial building that sits on what used to be an old gas station. I'd like to bid on the property but I'm caution because of the old gas station. If contaminants were found years later, could they come after me as a prior owner?

Here is what the auction states:

A 1/25/2013 Phase 1 ESA revealed evidence of RECs in connection with the site, including a 1987 oil spill which was reportedly cleaned up and former use as a gas station from 1911 through 1951. There are certain asbestos containing materials in the building.

Its in Massachusetts if that matters, would you buy if the price is right?

I love the pass through door knob idea. I was checking at my home depot today and all I could find for passthrough door knobs were ones for indoor hall and closets. I am thinking indoor locks may rust if outside.

What type of passthrough door knobs do you use?
