Terry, it sounds like you are not in the same business that Amy is looking for. I think she is looking for the typical small time contractor who thrives on residential rehabs. Most contractors in my area would KILL for 8 huge rehabs a year.

In my area we have lots of homeless families living in hotels. The state of MA pays about $82/night per family to live in the hotels. Does anyone know if we can set up a house as a short term rental and have the state pay us big bucks to rent housing per day to the homeless too?

POF or not, they are still going to try to wholesale it. Also, photoshop makes great POF letters in minutes for any amount needed.

In MA, if I live in a house 2 of the past 5 years, I can sell it tax free.

I owned a house for 2 years 1 month.

Does the IRS check up on where you lived for that 2 years?

I actually lived there 2 years, but through post office address changes I did not. I was late changing my address by months and I changed my address early by months so my new drivers license would be of that of my new house.

I made less than $20k profit so its not even a huge tax break, but I hate paying extra in taxes out of fear.

Any thoughts?

I think that's pine trim and has darkened with age. Up to you on keeping....personally I would. If its a rental, that type of trim is very easy to maintain looking great, where as white trim will look dirty in most rentals in a month or so.

Can someone clarify something for me, is this for all types of properties, or just single family homes that you will see these issues with a quick sale? Would a 2 family with rents that could justify the price would be ok on a quick flip with 100% profit?

I got a quote a few weeks ago, 15 feet of wire down from weather head to a new 100amp disconnect. He said $1000. I asked about 200 amp, he said a few hundred more. Seemed high to me. We are in MA and that was doing it legit with pulling a permit.

Thanks for the input. Storm came up fast I guess, full roof ripped all at once, no huge tarps on site. He will removed most of drywall and insulation down to studs, too wet to do much else. It was a friend helping friend, so insurance can't be contacted I guess.

I think next time he'll make sure if a side of roofing is ripped its water tight before moving on to limit any damage!

Had a friend call from VT yesterday, house was 90% rehabbed when they did the roof and were caught by a down pour. Its a 1945 story and a half house with slanted 2n't floor ceilings and no attic.

You can see most new tape joints as they are soggy, all lights filled up with water, outlets had water dribbling out of them, even basement had plenty of water dripping into it.

Ceiling under roof is blown in, ceiling on fist floor is 30 year old fiberglass. Most walls are a mix of blown in and fiberglass.

He asked what should he do. My first reaction was gut it back down to studs and let it dry. The way it is setup you cannot remove insulation without removing sheetrock.

I'm not a pro though, is there a way to salvage this without a fear of mold issues?

He has 3 fans and 3 dehumidifiers running, windows shut, all outlet cover removed, now waiting and seeing.
