@Rick Baggenstoss- Thanks for thinking of me.

@Jose Lopez-  Welcome to BP!  I'm always glad to see someone else who likes the more adventurous neighborhoods in Atlanta. I sent you a message and think I have a couple of ways to help.

I'm not exactly sure what a court runner is either, but Fern and Barbara at Alpha Evictions helped me track down a lot of documents in Fulton County unrelated to evictions at a reasonable price. I think one of them used to work at the court house so if they can't help they might know someone who does.

The local news just did a piece on Pittsburgh and a $500/m incentive for 3 years for City of Atlanta police officers to live in the area and attend the neighborhood meetings.

@Account Closed

Hi Iain,

The tenant has window units for air conditioning and uses the fireplace or space heater when it is cold.  I am open to working with anyone on a sale as long as my closing attorney can manage.

Thanks!

I'm looking to simplify my portfolio a little by selling this rental in East Point, GA.  This house is two blocks away from the soon-to-be Tyler Perry movie studios (http://clatl.com/freshloaf/archives/2015/06/29/tyl...) and within walking distance of a Marta station.  I just did some maintenance on the roof.  The house does not have central heat or air.  The appliances belong to the tenant.

Speaking of the tenant, he's great.  He's an Army Veteran who works as a licensed plumber.  He's been in the house more than 15 years and would like to stay.  He's currently on a MTM lease paying $500.  The previous owner made him do all of his own repairs, so he is pretty low maintenance.  Market rent with no central heat/air is closer to $700, but I hate to move a good tenant.  He also doesn't know I'm thinking about selling the house, so please don't disturb him.

Price- $29,000

My favorite is Gary, but last time I needed him he couldn't do crawl spaces due to a surgery.

He recommended Mike, who did a pretty good job.

I like that both of these guys own their business so I they are pretty responsive and have good communication.

Ready to own a rental in a rapidly appreciating area just outside of Atlanta?

With access to great schools and surrounded by rapidly appreciating properties, this pocket of Norcross is poised to be a valuable part of your portfolio.

The house is on a slab on a large lot.  The current tenant is low maintenance.  He grew up in the house with his parents and chose to stay in the house 5 years ago when his parents moved to the country. He's on a MTM lease paying $800/m and would like to stay.  The roof was replaced less than 10 years ago as was the water heater, but the interior of the house has not been updated since the tenants have been in place (> 20 years).  The good news is the much higher comps in the area give you the flexibility to update the house and still have equity.

Price- $53,500

2014 Taxes Estimate- $1,159

@Todd Whiddon- Why no staging?  Do you ever stage a house?

@Bradley Bogdan- Would moving-to-work jurisdictions like Atlanta be exempt from this rule since they have been setting their own rent rates?
