I wouldn't care. I complete about 90% of any paperwork for our household. What is your concern?  Do you think she is using his identity without his knowledge to get him on the lease? Would she qualify by herself?  I mean, I guess if you are really uncomfortable you can request to Skype or FaceTime with him.

We had to refinish a tub in one of our rentals to pass a Section 8 annual inspection. We gave the family notice of when it was happening, but there wasn't any discussion of compensation, hotels, etc.

@Rick Baggenstossand @Naveen Desai- I have a couple of properties in East Point. Have you visited the area? Without knowing the address it is hard to say, but there are blocks of blighted properties nestled off of Washington Rd. I am a Class C/Section 8 kind of investor and my most challenging property has been in East Point.  I would probably not purchase there again.

The Thrifty Warehouse near the West End also has lots of stuff from Home Depot and Walmart. Generally, the Thrifty price is half of the price on the Home Depot app. If you pay with cash they will give you a little extra off as well. The woman who owns it is from New York.

@Sam M.- Nice analysis, but I'd like to mention another factor.  I have to assume when you do a large mailing you've prescreened your mailing list to eliminate houses without a certain amount of equity.  I suspect a much higher portion of Internet leads will be owners without enough equity to make the deal worthwhile. As a result, I see your lead-to-purchase ratio being much less favorable for Internet leads as opposed to mailing list leads even if the Internet leads are more motivated.
