Need ATLANTA buyer's agent for multiple low value purchases

Hello, Real Estate Professionals of Atlanta !

Recently, I've been purchasing low end properties in the English Avenue, Vine City and so on. Almost every time I had to go directly to seller's agent to make things happen. But I am away more often than not and ideally need an agent, just haven't met an efficient person.

I understand that in the price range below $20,000 the commission split is not very motivational. On the other hand, if there are several transactions a months, commission adds up. And the agent doesn't need to search or negotiate or even fill in a contract form. That's all taken care of on my side.

All I need from an agent is to physically attend the address, take interior/exterior pictures of the place, or better put me or one of my partners on video to view it. For facilitating the viewing the agent is put on the contract as buyer's agent. Contracts prepared by my office as well, saves time for agent. If offer accepted, you need to let my contractor or inspector in. Thats all.  

I am a firm believer in people earning fair pay for their work and it sounds to me like a good deal for a local agent who is in the area anyway and might not be busy with multi-million dollar sales.

I spoke to a couple of young new agents who were eager, but the broker would not allow them to do it without an EBA agreement. Exclusive agreement before I had a chance to try ? of course, not. If the agent is fast and efficient, they get my repeat business naturally. If we don't work well together, i should be able to switch without dramas. 

I also buy off market deals, not only MLS. the EBA is not appropriate for deals the agent had no involvement with. If the agent assists viewing that house , he gets commission. If he was not involved, why should there be any commission ? The 2 agents were in full agreement on that, but their brokers seemed to have rigid procedures.

I also tried to use one of the property managers for viewings. But they were so slow that all those deals were gone by the time they were ready to visit. I am also looking for a Property Manager who deals in that area. We have 2 currently, but they are small operations and seems like already stretched to the max. If a good PM found, they would get to manage new purchases and old ones as agreements expire.
