Easy 2/1 rental in Atlanta, GA!

       I'm looking to simplify my portfolio a little by selling this rental in East Point, GA.  This house is two blocks away from the soon-to-be Tyler Perry movie studios (http://clatl.com/freshloaf/archives/2015/06/29/tyl...) and within walking distance of a Marta station.  I just did some maintenance on the roof.  The house does not have central heat or air.  The appliances belong to the tenant.

       Speaking of the tenant, he's great.  He's an Army Veteran who works as a licensed plumber.  He's been in the house more than 15 years and would like to stay.  He's currently on a MTM lease paying $500.  The previous owner made him do all of his own repairs, so he is pretty low maintenance.  Market rent with no central heat/air is closer to $700, but I hate to move a good tenant.  He also doesn't know I'm thinking about selling the house, so please don't disturb him.
