Hopefully Investor in South Florida

Hi, everyone. This is my first post. I've enjoyed reading the insightful posts and feedback on this forum so far, so I thought I'd see if I could get some useful feedback as well.

I would like to invest in the South Florida area since that is where I currently own a 1 BR condo, though it is currently rented. I have two questions:

  1. Is now a bad time to be investing in South Florida, being that the market is currently very high?
  2. I have about $90k and I would like to use it to invest. I am 46 years old so time is not entirely on my side anymore. I live outside the country and can save about $40-50k per year because of my low expense lifestyle. Would you suggest purchasing now, or laying low while saving some more money for possibly a larger purchase in the future.

I think I would like to invest in either another condo or a multi-family property. Could you offer some guidance on my situation?
