What do you need it for? If you're mailer/prospecting based, honestly any CRM will do, something basic like Zoho can work to keep your follow-up organized. If you're spending money on internet leads, the game changes dramatically. You need automation for SMS, emails, AI calling, etc. I would look into High Level CRM, and drop in a Real Estate template on it.

Blasting tons of agents isn't going to be very helpful. Most agents have no clue how to help investors. You're better off networking with REIA meetings and meetups and meeting Agents there that know how to work with investors. Send them a listing lead and they will want to return the favor when they find a deal. It's all about personal relationships with productive agents. Most agents don't produce sadly.

AI can help craft some marketing materials and can help you call inbound leads, it can't do cold calling (legally) in the USA.

Nothing beats prospecting to find deals:

1) driving for dollars

2) door knocking

3) cold calling

The great thing about #3 is that it can be handed off to a VA once you get busy, I know I run a Real Estate Call Center.

We started playing around with AI Callers for inbound lead appointment setting, the results are pretty encouraging.

You can also try Expired/Cancelled listings from the past, partner with a Real Estate agent to get access to these. Some FSBO"s also post on FB Marketplace and Craigslist.

Zillow is trying to make more money from a lower amount of leads, this is not even the most expensive I've seen.

Its not even the risk of getting sued, most platforms (that are legit and operate in the US) won't even authorize your campaign if it looks scammy or that you don't have consent. A2P regulations are no joke.

I don’t know about virtual driving for dollars so I can’t really speak to that other than to say that if the service you use is easily available to everyone else, I would imagine any leads are worked over and tone deaf to your efforts. 

I actually love Facebook ads for REI. They work great, can be one of the most cost effective lead-gen methods out there when done right. Typically when I see failed Facebook ad accounts it's due to improper implementation rather than the platform itself. When done right, Facebook can go neck and neck with any other lead-gen method out there.

If you have the ability or the budget, building out a proper SEO strategy should be a top priority.

Google PPC is highly effective but the truth is most investors without a hefty advertising budget can’t or shouldn’t spend their dollars there.
