You can skip trace the addresses using a tool like propstream as mentioned, give them a call and ask them if they'd be interested in an all-cash offer on the property, don't get into the fact that they are behind on payments, just ask them if they can use cash fast. Ask them about the condition of the home, whats motivating them to make the move, etc. Rinse and repeat. You need a lot of properties to target to find both 1) property that meets your criteria and 2) motivated seller willing to accept your offer

I'm happy to say that I signed a seller on 2 of his properties just yesterday !! :) 

Wow! That’s awesome. No give us the deetz. What list were they from? How many contacts to get them to sign?

 Got it from tired landlord & absentee owners list, asked seller about 1 property he told me that he doesn't want to sell this one but has 4 other he'd like to sell.
He had a sickness and couldn't take care of his rentals properties so they have been vacant for around 5 years, he couldn't pay the taxes and bills on them and he just wants to get rid of them, he told me he doesn't care about profit or anything, he even offered me to do a quitclaim deed.
With the help of my mentor I asked him what does he thinks the balance of the taxes the proeprty has, he told me that he doesn't believe it's more than 25K.
So we wrote him an offer for 25K for 1 property and 13K for the second.

so for property 1:
ARV 313K
Rehab 160K
Wholesale price 60K
Profit 35K

Property 2:
ARV 115K
Rehab 60K
Wholesale Price 20K
profit 10K

Now we're looking for the boots and cash buyers :)

Take a deep breath, roleplay and just get back on the horse. Your first deal will make everything MUCH clearer and help you gain more confidence in the process.

Typically when I see failed Facebook ad accounts it's due to improper implementation rather than the platform itself. When done right, Facebook can go neck and neck with any other lead-gen method out there.

If you have the ability or the budget, building out a proper SEO strategy should be a top priority.

Google PPC is highly effective but the truth is most investors without a hefty advertising budget can’t or shouldn’t spend their dollars there.

What are you doing right now to generate leads?

Some great responses here already. I run a call center for Real Estate. I'll add some data:

1) If you were calling the phone book (lowest converting list imaginable), you will find a potential homeseller by talking to 20-30 people. If you want it to be a distressed/motivated sellers, it needs to be closer to 200-300 people, maybe more in some markets.


2) That's why lists like those already mentioned are important. They take the phone book and slice it down by criteria that makes folks "likelier" to be a motivated/distressed seller (certain age, high equity, probate, notice of default, tax sale, etc). This can get you back to 1 qualified seller lead for every 20-30 conversations.

3) A lead isn't a deal or an appointment though. Most will convert over time. They usually need months of follow-up before they're ready to pull the trigger.


4) If you can afford it, online ads can help find motivated sellers, but they're pricey. Same follow-up rules apply.

I run a call center for Real Estate. A year ago if you told me that AI would be making calls to qualify leads and set appointments, I would have told you you were crazy. Today? It's a reality. Crazy times.

Honestly we have been too busy with other lead sources, and with how the market has been that I cut back on probate leads. I need to start ramping it up again and I would love to brainstorm with you. I can breakdown the service I used, how I had my VA scrub and pull the leads I wanted and the touches I made.

Came back 4 years later to comment on another posters response and see this correspondence....Not sure if you ever got back into Probates, but I've been targeting for 10 months now....Primarily through direct mail...admittedly need to implement cold calling....but looking to systemize....love to connect if you went on to pursue probates again.
