Gustavo this is very helpful. 

In reference to the appointments, that was a typo, 38 appointments out of 529 contacts, so 7%, however as indicated in my initial post all of these are not actually qualified leads even though they were dispositioned as such. 

When I first learned of wholesaling in 2019/2020, I started by cold calling using TTP’s cold calling script. So, I am familiar with cold calling, however I have not closed the majority of my transactions from cold calling as opposed to direct mail/bandit signs. I don’t want to limit my outreach because of this though because I think these systems work hand in hand. 

Lastly my expectation is not for the VA to be an acquisition specialist and get the property under contract, however I would like for them to be able to gather as much information as possible (motivation, timeline, condition, asking price) and work on not being robotic on the phones. I am not sure if this is it expecting too much?


Got it, that number makes more sense. I would suggest the VA not set appointments, they should just stick to qualifying the lead and then tell them you're gonna call next (or maybe this is what you're already doing). Out of those 38 has anything interesting happened yet? At this point you just want quality conversations to happen, just like with direct mail, it's a follow-up game.

I don't think your expectations are unrealistic when it comes to having your VA sound less robotic, they conversion numbers aren't that bad, they need feedback to get better and sounds like you're providing that. Where are the VA's from? I've found that folks from Mexico and Latin America are better at cold calling overall than folks from the Philippines.

Seller Leads are a tough nut to crack, online they mostly come from Home Valuation ads, and as you've discovered they cast a very wide net and will find a lot of folks just wanting to know their home's value (who wouldn't?!). If you want to talk to potential sellers every day your best bet is prospecting. If Expireds/FSBO are tough in your area (they are in most areas), then I would focus on other sources like Absentee Owners, Old Expireds, Downsizers, etc. Some areas can have great success with even Circle Prospecting high value neighborhoods and telling them you have X buyer in your database that are looking for a home! I think a dollar invested in prospecting is worth like 10 in online seller leads tbh.

You have an ISA which is great, they may be more used to calling inbound leads so you may need to hire a cold caller to try this out, but I think its worth it.

Bit of unsolicited advice: if you can't find a job, start calling anyway, there is some great training online. If you're able to find potential sellers, you can always hand them off to another wholesaler to take it from there. Finding the lead is the most valuable part of the biz.

I'm a Ricky fan and also Brandon, they really preach cold calling/prospecting. If that's something you're interested in, they are some of the best.

How many people answered the phone? 500 is a pretty small sample size so maybe it was just a bad list/bad luck. Also, if you call anyone from the same number does it show up as spam likely? That will KILL your contact rate in its tracks, I run a call center for Real Estate so deal with these issues all the time.

 If its not too far away, hit up all the people you know in Wilmington once you find a deal. They may be interested or may know someone closer by who is. You can also scrub public records to see who has recently bought in the area (if available) all cash, some of these folks are investors, hit them up too. Best of luck.
