I run a Real Estate Call center. Most of our clients use Mojo and it works well. Their data and skip tracing isn't the best, but as you noted its cheap (you get what you pay for). In my experience you don't really need more than 3 lines, its dialing too fast and your number will get tagged.

Does it look to you convincing that after placing ~2000 calls and speaking with ~200 leads per day they are unable to generate a single "lead" in days? And when they do send the so called "qualified leads", it turns out someone with high equity and house in OK condition asking for 125% of RETAIL value. Obviously, people can ask all they want and that's why we have to negotiate. But I didn't get a single lead where someone would go from 125% to 50%-65% of ARV (which is usually a fair cash value when you account for the repairs). I suspect that the service is scam and want to dispute/request chargeback. But I don't want to make wrong assumptions and penalize the business if I find out from experienced users that it is possible to place such volume of calls and get 0 to 2 leads per day (around 15-20 total in a span of one month).


 ah ok, so they got 20 total leads in 30 days from talking to 1K people from your list of 10K leads. Well that's not great, its basically comparable to calling the phone book. If your list is any good I would have expected more than that. It's definitely not a scam though, just likely not super skilled callers.

You are correct about 10K phone calls placed. They use a dialer that allows to place 2000 calls per day. They claim to speak with around 200 people per day (not an exact number, it varies from day to day, but this an average), and they upload reports/logs for me to review daily. I threatened to dispute the charges, because it feels as if they are randomly making up the numbers. But they insist that the numbers are correct, even offer to use my own dialer where I can listen into calls besides seeing the call logs. 

 Their numbers may be correct but they're not very good. Is that the conversion rate they expected from such a large list? I would want to see call logs and listen to some recordings, something is up. When the list is bad, you don't get many contacts. 1K contacted leads is good for a 10K list. If they spoke to 1K people and converted 3 leads either the data is terrible, the caller is not good or the script/offer is very bad. I'm guessing its the script/caller since If I spoke to 1K people from the phone book, I would get many many more than 3 leads just by asking if they had any desire to sell their home. A skilled caller could get 20-30 leads from talking to 1K random homeowners. I'm assuming your list was not random.

Hey @Chayton Wagner, wanted to chime in here since I run a Real Estate call center and train and manage VA callers for RE Agents and Investors. Here are my general thoughts (gonna try and approach as objectively as possible):

1) Having a VA call for your CAN work, but a few requirements need to be in place: a) you need to have a proven system for them to plug into (solid lists, proven offer and results), too many newbie investors are afraid to call and think that hiring a VA is all they need to do. It's usually not, and b) you need to have TIME to dedicate to them, listen to their calls, provide feedback and get them to the level you need. Most folks abdicate instead of delegating tasks to their VA.

2) Don't expect your VA to book a ton of appointments off the bat. It doesn't work that way. Have them do what they can do best: make the calls, prequalify folks that you will then follow-up with and close. Too many investors get frustrated because their VA doesn't deliver a bunch of motivated sellers ready to convert. They're great at generating leads for your pipeline, not as great at appointments.

3) Make sure they have the right tools, the right dialer and data are super key. A great person with terrible tools will not get the right results.

Closest would be an AI Caller that reaches out and follows up with motivated seller leads (opt in only) to see if they're interested in an all-cash offer on their home. It does decently well compared to a human, plus its 24/7/365. The future is here.

1. Definitely start in your area. If you can't close deals face to face, you probably won't be able to close deals over the phone. It also helps you build the intuition on how much you can offer. The 70% rule is more like a heuristic, depending on the property you should go lower or higher on the offer. You don't want to miss out on a deal that could make you $30k just because you need to offer 80% ARV.

2 PropStream, PropRadar are great ways to get started. They essentially give you all properties in an area, and you can skip trace and call the homeowners. The best way to think of it would be virtual door knocking. Slim chances of success, but cheap and easy to get started. After that, I would encourage you to go to your county recorders office / court to request data yourself. This is probably the most up to date information you can get, you can get the data cleaned, formatted and skiptraced for pretty cheap using some new comers like GoliathData. List is only as good as the caller, so make sure you have your script ready to go.

3. Becoming good friends with buyers' agents and local investors. In my experience, they have the fastest turnaround time vs folks out of driving distance from the property. If you are listing it online, aren't you just in a sense just "listing it on market"? Your advantage is your connection to the right investors with cash to purchase the property. Another reason why if you cannot operate locally, you probably won't be able to succeed wholesaling remote.


 How good has Goliath Data been for you? I run a Real Estate Call Center so I'm always getting asked to recommend skip tracing tools like Lead Sherpa or Share Group.

I've used ClickFunnels and High Level platform. These tools are built for Ads. That's it, they're intended to make a single landing page and get folks to buy/book a call with you. If that's not what you're looking for, Carrot sounds like a better bet (I'm not familiar with that product, just from what people are saying).
