@Aaron Westerburg Welcome to the BP community, I would reach out to your local REIA group for a contract or contact an agent. I obtain my contract from another wholesaler in my area which works the best. Also search forums to understand the in's and out's of your area.

As I am listening to the E-myth Revisited, I feel like I am building a foundation of a possible great business. I was able to obtain my first verbal contract today which is still a milestone for me. Now for the unknown part of packaging and marketing the deal to investors. This is kinda exciting and no issues so far...knock on wood. I feel like I have progressed 100% hoping to close on 2 deals this month. This would be a great way to end the year.

Yearly Rents $52,8K Expenses $23, 337.48 = NOI 29,462.52

Cap Rate 13.22% Normal avg cap rate is 10% but I was just advised this is not a commercial zoned property, it is considered to be residential.

I guess the other numbers would help; the owner wants $8 per square foot for the purchase of the property. Let me know if you need any more information and all opinions are welcome.

I have a 8 unit multi family I am trying to wholesale and I think the owner wants too much. The property is on a double lot of 10,016 and the multifamily is 6516 in a grade B neighborhood. The average per square foot is $77 and the multi family ARV is $371. My question is how can I truly value this property to market to an investor?

@Andy Ballester This is very true and determination and commitment is really huge tackling real estate for the first time. I sat on the sidelines (love football more than my girl) for the past 7 months. I was able to get off the bench a couple times but never went for the touchdown. Well.. I was tired of others getting deals and I understood everything they did and figured I could do it myself. So now.... going for a couple of success stories of my own. ; ) I still work full time and sometimes a little bit more but I push on...

@Stephanie Dupuis I still think the Iphone is the number one phone in business. If you have a mac and taking pictures, it automatically transfers to your system at home and/or all devices. You can use Facetime to talk to other agents with Iphones and not use your minutes/data. Apple is making it so much easier to do things but so is Microsoft but Apple is still #1 and much easier. The Geek response is now off...

@Ben G. You could totally do it... I listen to most books while I working now because I am very busy during the day trying to everything done before 5pm. I wake up at 2 sometimes it difficult but a good book is a good book. Maybe we can get J's book on Amazon and it will go #1. : )
