@Ryan Jang Welcome to the BP community, since you are new to real estate I would suggest doing several things to get started. First, I would join your local REIA club so you can start making contacts in the area. Secondly, I would become active on BP so you can start learning about different aspects of real estate investing because you are back in school again. Finally, the first thing I would do is to read the BP free beginner's guide to establish a knowledge base. This will also cause you to ask questions which will help you learn even faster. @Colin Green Welcome to the BP community, I am not familiar with your background so I am going to assume you are new. I would proceed with reviewing the free Bigger Pockets Beginner's Guide to review evaluating a good deal. IMHO this is the core to being a successful RE investor.

@Kim H. I believe you are in a good position to proceed with this property. I would comment in the morning so more experienced investor's can see the post and include their thoughts.

Also when you are replying to a message from a specific person, use the quote or the @name so they will reply to you specifically. Just an fyi

@Kim H. Congrats on making the plunge for your first investment. I am still a newbie however are there any bad news, stigma's, or spoken negative's regarding this property by the community? If there is not, I would say move forward with your first investment decision.

@Ned Carey So does this mean as a wholesaler, you can't deduct cost for books I have read/listen to.

@Ellis San Jose I am sure this will happen eventually as I become more experienced with wholesaling. I have spent a couple months on BP trying to be able to evaluate different deal options; subject to, lease options, and sandwiches

@Jennifer Chrispin You can look for foreclosure just by googling foreclosures. However, I would advise you to pick up a book or read a couple blog's or post's on buying a foreclosed home with lien's on them. You don't want to dig yourself into a hole without knowing how to get out. Check Craiglist's and Zillow which are two good websites for this.

@Brittney Jefferson Welcome to the BP community, you are on the correct path for learning how to be a very successful wholesaler. It will be a little difficult to obtain a mentor without any basic knowledge. I would strongly advise you to spend a couple weeks on Bigger Pockets being active in the forums. It will provide a lot of information and caveats that occur everyday. Also locate and join a local REIA group to obtain contacts (agents, investors, and cash buyers) so you can gain credibility and knowledge. Finally, also read the BP Free Beginners Guide which will give you a good base of knowledge to start from and ask questions about.
