Wholesaling in Ohio

I'm just getting started into wholesaling in Ohio, and I've found a couple of motivated sellers through some online marketing efforts.

Now, I am going to go look at some properties this week, and I would like to make some offers on them. I've figured out the ARV's and what I am willing to offer already.

I may buy them with cash or wholesale them to another cash buyer, via assignment or simultaneous closings.

Does anyone have any good Purchase Agreement contracts that you can share with me that will work in Ohio?

I also need an Authorization form too, so that I can open up title if I get the deal.

Any other advice is welcomes as well.
