Actually it was explained to me regarding the ideal of when you can't obtain the spread you would like. Negotiate something else you would like for the spread... I work over nights and I must have not had too much coffee when I was reading this because now I understand. Thanks for the follow up.

If you haven't already, I would also read the BP handbook for subjects such as financing, contracts, and other info.

IMO, I have started networking with other wholesalers on Bigger Pockets to ask questions when I run into a particular situation. I am also comparing their marketing strategies to mine so I can greatly improve faster. I have been on Bigger Pockets for the past 5 months but it wasn't until recently, I started reading the Bigger Pockets handbook and a big yellow light went off. I must have been nuts not to read this earlier because it has taught me a lot in every chapter. One of the best reasons to network, the experience and knowledge of a particular situation or subject. I would also suggest you read the BP guide, it will save you a lot of time and money.

I am actually doing post cards and keeping it very simple. Sell your home FAST! on one side with company information. The other side...
Homes wanted!!
*Deferred maintenance
*Pre-Foreclosure
*Unwanted property
*Abandoned or vacant

This will be my first mailing and I am also doing direct mail per zip code and looking for door hangers for abandon propertys.

I am marketing for the first time and I am also using stakes in the ground for my bandit signs. Here is St. Louis, you can see it both ways but it is a different market.
