@Troy Sheets This is the article I was referring to for making up a deal to attract investors, I apologize for the late reply.

I would like to know if there is a lender who will lend to a business start up for real estate with a business plan.

@Erin A. I could only read part of the article because I don't read the Wall Street journal like I used to. But it is still interesting to see the SEC to change the law, it could be a good and bad thing. Bad news.... more people can possibly swindled unfortunately IMHO, the good news is more investor's will have the opportunity to take chances with money earning 2 interest.

Last post for my journey of 2013

I have learned so much and actually made mistakes without completing a RE transaction and trying to make two deals which never panned out. I have made many contacts and gained a ton of knowledge. I just read an article regarding someone else being fearful of a particular result. I do see being scared, fearful, and non-optimistic is OK. I have learned these are all natural feelings when trying to do something new and being out of your normal element. I have also learned a couple things about myself which needs to change/improve in order to succeed. I have discovered I have a me, me, me mentality, this attitude doesn't work in real estate and business period. My influential short list of books which has changed me forever are;

The E-myth Revisited, The Mind, Think and Grow Rich, and finally, How to Win Friends and Influence People (impacted me the most) are really good books. I have read more and have a lot more to read. This is just an acknowledgement I will succeed at my goals for 2014 and I won't let anything stop me.

2014 Goals:

Establish real estate business for affordable housing

Buy my first two buy and hold properties

Wholesale my first deal

**My journey has just started and looking forward to the next 5 years of growing, learning, and success.**

Everyone have a Happy New Year, fulfill your dreams, accomplish your goals, and strive to do and be better than you ever have before.

My 2014 goal is to start my real estate business for affordable housing. To acquire 2 buy and hold properties and learn as much as I can before adding a 3rd or multi family. Secondary, to wholesale my first deal which I am still thriving to do because I feel defeated a little bit.

@Corey Davis This is very true, I am working on starting my own real estate business and using experienced people in several different industries to utilize start up ideals. I will have a semi mastermind group for when I start to keep me on track.

@Troy Sheets A blog article was just written on this same scenario, write a sample deal and how it would appear to investors and private money.
