@Dawn Anastasi I agree with you.... I have recently had a seminar on Subject To this past Thursday. I used to think this was easy but there is a lot more to it and it does take $1 to $6000 to close. Most of the time, a subject to will be for someone is behind on payments and they need to get out of the house so it doesn't foreclose. My mentor calls Subject To, the buy for pretty houses. I am targeting preforeclosures so had to find out about this for financing. @Michael Limina read all you can on subject to before implementing it. Subject To is now one of my keywords so I can learn as much as I can for the quirks that can happen. Good luck...

Wow... I already read articles on Virtual Assistants so here is my question.

I want to use Virtual Assistants to find deals across the US using websites and two paysites that I subscribe to. I will also have them to collect information in excel for a direct mailing. They will not take phone calls at this point while testing the waters. I have been advised before to find VA's on freelance.com or odesk.com. I have saw on other posts regarding Elance and www.assist.me but I am not familiar with these sites. I am open to all suggestions....

@Neil S. If you are looking for additional money to fund properties, go to your local REIA group and find out what small bank does portfolio lending? This should help you to keep getting good loans. You may even find out, there is a small bank wanting your business for mortgage loans including credit unions.

We are all in the business to make money...otherwise why bother wholesaling at all. Most of the new people to real estate like myself, is how some investors started.

@Billy Rowe Wholesaling is not as easy as you think and requires time and investment. It is also like having a second part to full time job and requires the wholesaler to find good deals. Wholesaling can be a business within itself and there are a ton of success stories on BP. You are part of a great community and you will have a good deal in no time being educated and having great contacts.
