@Alyssa McMorris Welcome to BP, I would start of by reading the beginner's guide here on BP before you get started. I have a couple questions, do you own your own home or rent currently. Do you have experience being a landlord? Do you have the ability to calculate good cash flow? The reason for these questions because with under grad students, you will probably have a lot of turnover. I have heard grad students tend to be a lot more stable and less partying. It can be done but know your cash flow prior to entry.

@Aaron Mazzrillo of course. I made two new contacts on BP and gained a new colleague for virtual wholesaling/bird dogging. Downloaded a couple new podcasts to learn about Subject To financing and started researching properties for leads.

Welcome to BP, you have a lot of great investors in Cali. I would start in your own back yard so you can become familiar with the community and develop your niche. I would also start reading the Beginner's Guide for investing which will also help you with your strategies. Best of luck to you.

@Devin Davis Congrats on moving forward with obtaining a contract to wholesale a property. Learn all you can first because you never know when you might run into a caveat like @Curt Davis is advising you about.

@Jerry W. My mentor is actually an experienced rehabber in the St. Louis market. The building is completely gutted and yes there should be a holding period. My mentor has initially estimated the cost at $110K however I think that is low... Before I would even think about wholesaling this, I would have to get the price lower. If they won't then I won't present this because it is simply not a deal. No deal to investor = no representation from me

@Joel Owens The square footage of the property is 7020 and it is a pretty big building. I would assume the rehabber would hold on to the building which it is in a great neighbor and school district. It is also between two major Universities in St. Louis, my fellow brothers have advised me to drive the price down to the lowest amount. I am working on this now to wrap this up. I really appreciate everyone who has contributed to this thread to help me with this possible deal.
