@John Gibson I agree with Raquel said, your yellow letter will also include some info regarding your targeted niche. I would also search the forums on "Yellow Letters" and you will see examples and advise on the niche you are targeting. I would also read the BP Beginners Guide for developing your niche.

@Jason Willis I would suggest you going to @Jerry Puckett website for looking at yellow letters. He is a wholesaler and could help you out with your yellow letters. He also works with a lot of people here on BP.

@Ryan Watson Go to your counties website and look for the assessor's office record for that address. It should provide the details for the apartment/house and the land around it.

@Ned Carey You have a great website, I just arrived to work and it's my Friday. I am going to spend a couple hours reading on your site before buying the book. I really appreciate your help, I am going to use tax liens as a keyword so I can find out more info. I have a couple months before I start doing this because it requires a little bit more capitol.

@Scott McMahan You are right! Geesh....I jumped the gun and assumed it was owned free and clear and coffee is wearing off. @Clayton P. You would have to know approximate amount of the payoff amount to determine the equity. It does sound like it has equity but your numbers must be correct.

@Clayton P. That's awesome... offer him $10,000 and I being serious. Not sure about getting it inspected since you are going to not own the property. ARV $135K - 65% $84,5K - Repairs $70K - Profit $4500 = $10000 The grandson already doesn't expect a lot of money. The $10,000 will be your MAO but I would start the offer at $4,000... he might just say yes! Make sure you are also able to explain your price just in case he gives you a strange look but you still have some wiggle room. Good luck!!

I see tax liens is a good niche to have when looking in my own backyard and other markets. Who is the best person to talk to or book to purchase to find out more information regarding this investment strategy? All suggestions appreciated..
