Salinas agent here.  Or at least I live here, and do a bunch of work in the surrounding areas.  My office is in Carmel.

Salinas is pretty much a 500k and up market now.  Even the East side, which historically has been more affordable, is now trending above 500k.

Deals can still be had, but they are tough to find.

@Jeremy Jackson not a wholesaler. RE agent here in Monterey. Have a listing coming in Salinas for about 475. Not a lot of room for equity, but the market is hot for buy and hold.

I’m a local agent in Monterey. Hard to find cash flow. Very hard to even compete, period.

I recommend looking at some duplexes in pg right now.

I live in Salinas, probably the most affordable city you’re looking at. Good and bad pockets though. I’ve done a LOT of business in Marina. Seaside is closer to Monterey, but the homes are smaller. In Monterey a duplex can easily hit 1m.

I'm a realtor in Monterey. Prices are insane right now. Slim pickings. In any city. A good MFR is very hard to find.

We are in a upswing sellers market.

oh, and be ready for price shock.  600K here vs 600K in AL is WAY different.
