don't know. but you have to find a lender that will do that. I don't know much about that part of the VA process.

personally i think that the BF will have to suck it up and pay his own mortgage if you are not on the loan.  having you "pay" him for that share is not right, especially since you are not on the title.

or go FHA and be joint borrowers/tenants.

and besides, the VA loan isn't for investments, right?

unmarried couples buy houses together all the time. you are co-borrowers using his benefit status. Try using a "joint-loan" since you are not VA eligible. You may have to put more money down.

lol.  i'm a Realtor. 

There is a lot of paperwork involved. Also the marketing exposure. Access to MLS, etc.

But, it is certainly doable.  It just depends on your level of involvement.

if you want to retire, you want passive, right?

what can you do to make 84K passive income?  not work on rentals?

you need something that will return 5% or 6% on 1.5M.

Can you 1031 into a REIT? Is that even possible? I don't know for sure. I've heard of DST's, but don't know much about them.

What about HML? Can you do that without incurring tax penalties?

I would use your leverage as a large apartment building to your advantage.  Big companies are rushing to put in fiber in desirable buildings.  

I wouldn't lock in.  

If anything *I* would pay for several vendors to put in fiber (I don't know what kind of area you are in - A, B, C).  Then let the tenants decide who they want. Affluent tenants want high speed internet.  That could be your differentiating thing.   

Some local ISP's will hook your building up with Gigabit fiber/wifi.  Look at https://webpass.net/metros, https://www.monkeybrains.net/, or similar sized businesses.  Building specific high speed service is a thing.  

But then again, what do I know....   :)

FYI, I was not advocating clouding the title.  Merely delaying signing or making any sort of decision to rescind the offer. 

So matching the CASH offer is not an option?  I would think that you should be able to finagle the same deal as the other buyer and you should get precedence...

if you tie up the property long enough with confusion, that cash offer might disappear and you become the best offer again...

To OP - thanks for the creative thought. Also, consider a taser if a gun doesn't suit you well.  

I carry mace in my laptop bag.  most people don't like the taste of OC spray.
