I would try and hook up with a company that does non-conventional financing.  Maybe smaller banks that keep a portfolio of properties on hand that understand the needs of an investor.  Try calling Pinnacle Bank in Salinas.

Hi Gayle, the Peninsula is pretty overpriced for rentals IMHO.  It all depends on what you want to do.  Properties are appreciating at a pretty good rate with DOM usually around 30 days or less.  If you put very little money down, I am not sure if you will come ahead with purchase price vs rental income.  

I haven't heard about a new hospital being built here, other than the VA clinic in Marina. Same thing with a train hub. The desal and racetrack might be dead in the water depending on who you talk to. There is always a lot of talk, just not sure when it will come along.

Go with the .com, and perhaps order some variations of that name. Get the .net, org, us, co, etc as well. Then just put up forwarders or CNames on the DNS to resolve to the official site.

@Jo-Ann Lapin I'll probably look in CO. I have family there and RE is a lot cheaper (still expensive compared to the rest of the US, but cheap for me)  I am not averse to trying the central coast, but it is hard to find "affordable" properties to buy right.  I don't really want to count on appreciation to be the deciding factor in acquiring RE.  It's too finicky.  I need it to be cashflow positive, or at least close to it when factoring all incidentals.

HI guys, 

My name is Greg. I am a complete newb. I have purchased several SFH for primary use, but never as an investment.

I don't know what I want to do yet, or how to do it.

I am leaning towards Buy and Hold for Multi Family homes, but dabbling with the thought of doing some private lending.

I'm probably similar to a lot of you folks that dream big but don't have access to a lot of funds (yet) to make it happen.

In the meantime I am doing a lot of trolling and listening to webinars and podcasts.

Hi guys, 

I have a fairly general question about getting started as a Private Lender.

How did you get started in this space?  And how much did you start bringing to the table when you got started?

Is there a minimum to get involved or be taken serious? And what were some of the expected returns? Both in time and ROI?

Thanks for any insight.
