Fair split for investors? Hi I'm Ken. :-)
Brand spankin new to real estate. Lifetime of experience in the music industry, but covid has forced me to change careers at 45. I have access to investors and I'm wondering what the 'normal' split is for various scenarios; for example if an investor is willing to give me 100% cash up front for a purchase and enough for renovations, what kind of return do I offer them? Or maybe an investor wants to put up 50% and stay on as part owner of the property, what sort of split do I offer in that scenario? I realize there are many ways to skin a cat here, so I'm looking gain some more insight from people who have done this recently or deal with investors on a regular basis and have this down to a science.
By the way HELLO EVERYONE. My name is Ken Lesiak, I'm based in Monterey, CA. I absolutely love this site. Have met some really nice folks already and I'm looking forward to meeting more. I am interested in multi and single family homes at the moment and I am looking all over the US. California seems to be incredibly over priced, especially where I live (1bed/1bath home down the street from me just went for $550k!!!), so I'm looking pretty much all over the place, mostly in areas where I have family simply for the sake of giving me a reason to visit. :-)
