What are your goals for 2025 in real estate? Getting started, acquiring more, 1031, or unloading? I'm interested to hear about this due to rate hikes and optimism in the real estate world coming in the year ahead! 

We are looking to capture a rental or two and one of those possibly being another STR.

I would look into multifamily that is not in the city, those taxes are higher. I have known some friends that have house hacked a single family and rented the rooms out. I did this for a little while after returning home from overseas work. It would have been better if multifamily though. Be sure the numbers are right and who you have helping you is knowledgeable of the area and growth. Do not jump the gun, but yet take your time. Slow is smooth, smooth is fast. Good luck, @Eli Gosnell it is going to be awesome!

Hey Eli, 

Great question on the 6% and it does play a factor into the cash flow. We always advise our investors on verifying with the lender or us reaching out to the tax assessor's office to get a good idea of what the taxes are. My long term rentals are located in SC, also in a city, and they play a big role in the numbers. Be sure to team up with an agent that knows the area and also the investment strategies that are best for that area. The 6% is a downside to investing in SC but the appreciation over time in the right areas makes it worth it all.

Sounds like he has a great set up to be able to attain both in this scenario. HELOCs have come in handy for my wife and I to acquire rentals for cash. This sounds like he has ample enough to be able to contribute to a coastal home.
