Hey @Stephanie Chapman, we live in SC and have our LTR's located here and have also invested in TN for our STR's. Both are great states to invest in along with NC and GA. Like @Peter Nikic mentioned, take your pick. They can work out for landlord friendly states. Good luck!!

The Upstate of SC is a great place to invest! Greenville/Spartanburg area. Excellent rental market, growing with industry, and low unemployment (low turnover due to job situations on average). You'll love it!

Hey @Tomas Nuno and welcome! I currently live, work, and invest in the Spartanburg/Greenville area and would have to agree with the posts above regarding the investments as well as the groups that have been formed to be able to succeed in the area. Please let me know if you ever need anything or have any questions!

Quote from @Kristy Burton:

I have a friend that listed these side by side properties. Looks like a ok area that is close to Walmart, CVS etc. Seems like a lower income area. Any advice on renting these out or flipping these? Nervous about buying these and what do with them. Trying to decide if these could be our first real estate adventure? Houses do need work especially HVAC and cosmetic issues.

I recognize these and showed them to another investor. We walked through the numbers together and they worked. They lived too far away to want to make it work though. These could work that is for sure.

Happy hunting out there and reach out if you need anything or have any questions.

@AaronFaith Riddering I own a handful in the upstate of SC and have thought of doing this myself to one of them just to see what would happen. You’ld be surprised the amount of people asking for MTR stays or vacation stays at the LTR homes I have.

I’d say try it for a few months. I am going to give one of mine a shot once the tenant leaves in a couple of months.

Good luck!
