Little rock is a great market if you know where and what to buy.

Are you looking to invest there or live there?

Can you please clarify how many lots?

Occupancy ?

Any park own homes?

Are their city services?

How are you planing to manage it?

Some parts of south Little Rock can be challenging....

The IRR is good metric , but for me as buy and hold investor it's more about the cashflow and manufactured equity. So I can refinance.

In saying that, More often then not the above will be achieved with good IRR

One ☝️ point to mention which is often overlooked if you are cashflow investor, how much cashflow per door would you expect on stability?? 

If you are paying $150k a door and targeting say $100 per month per door, your money will go much further with $60k a door asset...

dated apartments that need money spent on them to turn them around?

@Bryce Witcher the bottom line is that you need to choose a market that fits your investment strategy.

Are you a cash flow player or value add?

Are you OK with no long term strong appreciation like some linear markets preform? or are you after long term appreciation? 

One thing to keep in mined that every market has a sub market or neighborhood that outperforms... so horses for courses..

Once you are done with choosing a market, work 1 market hard and become an expert in that market.
