When I bought my first duplex I self-managed and used Cozy.co to collect rents and pretty much manage the communication with Tenants.  I used BP expense tracker for Tax purposes, both are FREE and it works well at low scale.

I thought the listing agent info is always at the bottom of the Zillow ad, like milk in the back of the store.

Is investing as a partner in a syndication active or passive and if I'm over the AGI limit and need to keep pushing losses forward could I offset some of this with a syndication contribution?

I rent where I live and buy where I can make 10% CoC, is Denver even close to that?

 I am going to look into them.  I know they get much positive process on BP, I went through Norada who uses M.I.P. as one of their providers.  I'm looking at Indy, Dayton, Jacksonville or Memphis for the next one.

I'm using a Memphis based Turnkey provider.  I got 1% Rent to Value ratio during the purchase process, but my property has not rented just yet.

$95,000 purchase 3/2 Property in Parkway Village area in Memphis.

$950 Rent advertised in Proforma

Zillow Zestimate at this moment is $925 based on area rentals, I can update once rented, we are in the offseason a bit now with schools in session, winter approaching, etc.
