 You can't sell or take out the proceeds from an investment in a partnership/syndication to 1031 into another partnership investment/syndication.
The rare exception would be if the syndication was set up as a tenant in common(very rare).

Ok, so the interest month to month inside an SDIRA is not taxed until taken out years from now, the tax benefits vary syndication to syndication, but the large proceeds at the end, if they sell or along the way or if they refinance, would be taxed at capital gains or would that just be feed back into the SDIRA as a large sum?

Do you think selling Real Estate part-time would show horn into your plan, just having a license will pick up hidden listings, and you get the buyers commission, write your own contracts, etc.  This would also allow your tax situation to be better, solo 401K's if self employed, etc.

Did you have any issues with properties appraising for less then purchase price?

What is your exit strategy with them. Do they require to be the sales broker?

You might be better off trying to earn some more money and buy a turn key rental that meets 1% CoC criteria. Put 20 percent down and strive for 7-8% cash flow plus some equity pay down.

Having not much money means you either go make more or utilize your time to be active. I prefer to be passive which let’s me earn more money with my skills.

Good luck, I just sold my duplex in North Dallas, three hail storms later and three roof replacements plus 8K in property taxes per year made me sell and move my money to other markets.  Appreciation will hopefully do well for you.

I'm starting to realize that, I imagine we will not raise the rent next year and hope the tenant stays, and move up to either another zipcode/A area in Memphis or maybe to an STR somewhere else. The sales pitch was a good one, but you can not expect much from a $95K investment I guess in that zip code other than low rent and hopefully a long term resident.
