@Ben Roberts

May I ask what the upfront costs of the course are and the ongoing terms.

Hello Adam, when you list Investor Cost does that include your Rehab estimates or is that additional in your math?

Is the Investor cost all inclusive, cash, closing, etc?

@Account Closed, Are Home Union Employees allowed to invest in HU properties?  How many of the property advisors are actually investors also, is this something thats disclosed?

@Jacob Elbe, I noticed you had some great input to the three properties you bought on Home Union, did you end up keeping them, did you sell them because of the service, or was that you plan all along to sell quickly?

Thanks

I am a new investor and am looking at the out of state markets since the properties in the Seattle area are so high. Are the expenses they list: Rehab Costs, Loan Fees & Costs, Closing Costs, Maintenance Reserve and Stabilization Estimate generally within normal expectations? Just looking for options to get into REI and thought this may be an option for a first property. Any advice would be greatly appreciated.

 +1, I was hoping to see if anyone else is actively looking at Home Union as a first investment or on going.

Sorry, Im out of state, and my daughter is trying to get into CSU as a freshman also next fall. If she goes Im tempted to buy a small SFH and let her rent starting her sophomore year. Can someone local explain the U+2 rules for me, if I own the property and live out of state, what are the rules? Thanks for any help.

Hello All,

I am looking to purchase a brand new house in Light Farms in Celina TX.

Its 4 bed, 3 baths 2200sqf house and Im planning to rent it out.

But there is no rental posts from this community... My agent says that I can easily get $2400.00 for it and that will bring $400/mo cash flow. Is that right?

Is it possible that houses in same school district in McKinney rent out for $1600-$2000, and Ill rent it for $2400?

Whats your thoughts?

Let me add that I live in San Francisco,California and I dont really know Texas market.

Also the price of the same house went up $15,000.00 since I signed documents to start building the house. Of course my price is locked.  Zillow has ridiculous estimate of $600k value and $3500 rent.  on $270k house. Im sooooo confused, im ready to back out of it. Any input will be appreciated.

 I Live in Prosper, I'm curious on an update to your original post, did you end up renting, etc?
