Stock answer: What are the goals? Do people want to buy and hold this for a long time? Then it's almost never a bad time to buy. Do people think they'd need to sell in a year or so? Well, that can get a little more risky as no one knows what the market's going to do in that time. 

We just saw a big slowdown in Denver home sales in September. What we don't know is whether that is just a more severe version of the normal September slow-down or if it's a precursor to a bigger slow-down to come.

I personally like the buy and hold thing so I think it's fine to buy now. Especially if it's also a primary residence and they could house-hack with Airbnb/short-term rentals or a long-term rent your rooms.
